Wythenshawe is an area in South Manchester, with a total population of 110,000 people. The area of Wythenshawe covers the estates and local neighbourhoods of Baguley, Benchill, Brooklands, Peel Hall, Newall Green, Woodhouse Park, Moss Nook, Northern Moor, Northenden and Sharston. All of these areas sit in the South of Manchester and join together to cover a total area of 11 square miles.

Despite originally being created as an overspill area for Manchester, which ultimately became the largest housging estate in Manchester, Wythenshawe is now one of the greenest areas of the city with 12 parks and large areas of woodland. Wythenshawe is also home to Manchester International Airport, and is currently undergoing huge refurbishment as part of a regeneration project which intends to build on the commercial focus of the area.

Average local house prices in Wythenshawe at the time of writing were £180,375, up 4% on the previous year. The majority of sales in Wythenshawe during the last year were semi-detached properties, selling for an average price of £191,178. Terraced properties sold for an average of £167,599, with flats selling for around £124,827.

The name of Wythenshawe is derived from the Old English word wiðign, meaning “withy tree” and sceaga = “wood”.

Wythenshawe is home to a community farm which provides a great day out for families, and Wythenshawe Park which houses the historic Wythenshawe Hall with its Civil War and Tatton heritage. The prominent park also has a riding stables, a horticulture centre, children’s play area, athletics track, football pitches, tennis courts, bowls and golfing facilities – all of which serve the local community.
